Pricing is for design & drafting services only. Engineering is required and is a separate cost. South Carolina complies with the IRC (International Residential Code) and engineering is required to meet those guidelines. Wind, Seismic & Foundation engineering which will usually start at $500 and could go up from there. This will depend on the complexity of the design and the square footage of the house. I use three different engineers and will be happy to get quotes from each one to get you the best possible value for your money. If the framing and shape of the house is complex and you intend to stick frame the roof instead of using prefab trusses then the cost will start around $3,000 and go up from there.
Custom Home Design
Slab home - Starts as low as $1.00 p/s.f.* (Was $1.25 p/s.f.)
Crawl home - Starts as low as $1.25 p/s.f. (Was $1.50 p/s.f.)
Drive Under 1 - Starts as low as $1.50 p/s.f.** (Was $2.00 p/s.f.)
Drive Under 2 - Starts as low as $1.75 p/s.f.*** (Was $2.50 p/s.f.)
*Square footage break down: Cost is for heated square footage, porches are at no additional cost. Attached garage square footage is at no additional cost. Detached garages needed for whole house design projects are at half price of "Garage Design" pricing listed below. Unfinished bonus rooms will be charged at half the square footage price.
**This price is for homes located in an A Flood Zone or no flood zone at all.
***This price is for homes located in a V Flood Zone.
Garage Design
Note: This is for design & drafting services only. Engineering is required and is a separate cost. Engineering costs will range from $150 to $500 depending on complexity of design and whether you choose to use prefab trusses or stick frame the roof.

Hourly rate - $50.00 per hour with a 2 hour minimum*
Redraws - $.50 to $.75 p/s.f.**
*This rate applies to changes a customer may need to make to a plan once they have used up all the plans changes allowed in the contract. This may also apply to an electronic plan you have purchased over the internet and have changes you would like to make. Electronic files must be compatible with AutoCad Architecture 2009, otherwise they will need to be redrawn at the"Redraws" rate. |
